    The core of TJI vs floor trusses is solid web versus open web. A TJI (the brand name everyone uses for an I-joist) is an engineered joist shaped like a steel I-beam — flanges top and bottom with an OSB web between them — made in depths from 9½” up to 24″ and lengths up to 60 feet.     This is the part that matters most here. Our roofs see heavy snow load and weeks of freeze-thaw, and metal handles both better than anything else in the price range. It’s also fire-resistant, which is no small thing as wildfire risk creeps into the foothills.     • Corrugated / ag-panel (exposed fastener), $4.50 to $8.00 per sq ft. The budget end. Screws go through the face of the panel into the deck. It’s a 30 to 45 year roof with that classic ag-building look. We use it a lot on shops, pole barns, barndominiums, and homes where the budget is tight and the style fits.
    • Standing seam (concealed fastener), $10 to $17 per sq ft. The one most people actually want. Fasteners are hidden under the seams, so there are no exposed screws to back out and leak over time. Clean lines, 24-gauge steel or aluminum, and a 50 to 70 year lifespan. This is what we spec on most new custom homes.
    • Stone-coated steel, $11 to $16 per sq ft. Looks like shake or tile but performs like metal. A great fit when you want metal durability without the metal look, and it carries long warranties.

    What drives the cost up or down

    Two homes the same size can be thousands apart on a metal roof. Here’s why:

    • Pitch and complexity. Steep roofs, lots of valleys, dormers, and hips add labor and waste. A simple gable is the cheapest to do well.
    • Panel type and gauge. The single biggest driver. Standing seam and stone-coated cost more than corrugated, and heavier gauge costs more than light.
    • Tear-off. Pulling and hauling the old roof, and decking repairs once it’s exposed, add cost on a reroof versus new construction.
    • Underlayment. A quality synthetic plus ice-and-water shield at the eaves and valleys is not where you cut corners in this climate.
    • Snow guards. Snow retention is essential here, not optional. More on that below.
    • Trim and flashing. Ridge cap, drip edge, chimney and sidewall flashing, and clean trim details all add up and separate a roof that lasts from one that leaks.

    What’s included in a metal roof price, and what’s not

    A per-square-foot number sounds simple until you find out what it did or didn’t include, so here’s how I quote it. When I give you an installed price, the base covers the panels themselves, a quality synthetic underlayment, ice-and-water shield at the eaves and valleys, all the standard trim like ridge cap, drip edge, rake and eave trim, the flashing at penetrations, fasteners, labor, and snow retention sized for your roof. In other words, a finished, watertight, snow-ready roof, not just bare panels screwed down.

    What can sit outside that base number, and what I always flag before you sign, is the stuff we can’t see until we get up there. On a reroof, tear-off and disposal of the old roofing is often separate, and so is any decking repair. You don’t know the plywood is rotted under a thirty-year-old shingle roof until you pull it. Custom-color or premium-finish panels, gutters and downspouts, skylights, heat cable, and any structural work if the framing needs beefing up for a heavier panel are all their own lines. New flashing for chimneys, dormers, and odd wall tie-ins on a complex roof can add up too. I’d rather price the base honestly and itemize the maybes than quote you a rock-bottom number that quietly leaves out tear-off and surprises you with a change order the first week.

    Why you can’t skip snow retention

    This is the one I won’t let a client cut. A metal roof in Idaho dumps snow in one big avalanche if there’s nothing holding it back. You want snow guards or rails above the entries, the walkways, the gas meter, the AC condenser, and anywhere you park. In some Idaho jurisdictions skipping it is a code issue, and everywhere it’s a guaranteed insurance claim or worse the first hard winter. Build it into the number from the start, not as an afterthought.

    After hundreds of conversations with California families starting an Eastern Idaho build, the patterns are consistent.

    California transplants build too small. California’s $800–$1,200/sq ft conditioning makes them optimize for price per square foot. A 2,400 sq ft plan with a Bay Area mindset usually means no mudroom, undersized garage, no second living space. Three years in, they call about an addition. Build the 3,000–3,400 sq ft now.

    They underestimate snow load on roofs. A California-trained architect not familiar with Eastern Idaho will spec a roof that meets code but isn’t generous. Pay for the engineering upgrade.

    They overspec the kitchen, underspec the mechanical room. California design culture leads with kitchens. Eastern Idaho life leads with mechanical — radiant heat, generous water heating, snowmelt at the driveway, a real generator transfer switch.

    They forget the mudroom. Eight feet by ten minimum. Don’t let your designer cut it.

    They don’t budget for outdoor living that handles weather. A covered porch is not a luxury here; it’s a tool.

    Scissor trusses are how you get that vaulted, cathedral ceiling without paying for a big structural ridge beam — and they’re one of the most-requested features I build into custom homes in Teton Valley and Eastern Idaho. This is part three of our framing series (see traditional vs modern framing and stack framing for the foundation). Here’s what they actually do, and the snow-country details that bite people who don’t plan for them.

    What Are Scissor Trusses?

    Scissor trusses are roof trusses with a sloped bottom chord instead of a flat one, so the underside follows the roofline up to a vault and the truss itself carries the load to the bearing walls — no structural ridge beam required. The two chords cross like a pair of scissors, which is where the name comes from. You get the open, vaulted look across the whole span while the truss does the structural work hidden inside the roof.

    Scissor Trusses and the Half-Pitch Rule

    The most important thing to understand about scissor trusses is that the ceiling pitch is roughly half the roof pitch — you can’t vault the ceiling to match the roof. The truss needs depth between the top and bottom chords to carry load, so a 6/12 roof typically gives you about a 3/12 ceiling. Common engineering guidance keeps the ceiling slope at or under half the roof slope and wants at least a 2/12 difference between the chords. If you want a dramatic vault, you start with a steeper roof. People who skip this step are disappointed when the “vault” comes back shallower than they pictured.

    Scissor Trusses Push on Your Walls (Thrust)

    Because scissor trusses have no flat bottom chord tying the walls together, they push outward on the walls under load — a force called horizontal thrust. That’s not a flaw, it’s physics, and it has to be engineered for. The standard fix is a pinned bearing at one end and a roller (slotted) bearing at the other so the truss can move horizontally without prying your walls apart. This is exactly why you don’t buy a scissor truss off a generic plan and drop it on your walls — the connection detail matters as much as the truss.

    Scissor Trusses and Drywall Cracking

    The complaint you’ll read about scissor trusses on builder forums is drywall cracking, and it’s almost always a movement issue, not a structural failure. A scissor truss deflects more — and differently — than an adjacent flat-bottom truss, and that “differential deflection” opens hairline cracks where they meet, often seasonally as humidity changes. Here’s the catch: ANSI/TPI 1, the truss standard, doesn’t set a differential-deflection limit — it makes the building designer specify one. The mitigation is detailing: slotted truss-to-wall clips that let the truss move, and keeping drywall fasteners back about 16 inches from the wall-ceiling intersection so the panel can float. Plan it and you avoid the cracks. Ignore it and you’ll be chasing them every spring.

    Scissor Trusses, Insulation, and the Raised Heel

    In a cold climate, scissor trusses live or die on insulation, and the single biggest regret people report is not planning for it. Vaulted geometry pinches the insulation cavity right where the roof meets the wall — the coldest, most ice-dam-prone spot — so you spec a raised (energy) heel that carries full insulation depth out over the top plate. In Climate Zone 6, which covers most of Eastern Idaho, the code wants roughly R-49 in the ceiling, reducible to R-38 where insulation fully covers the plate, which a raised heel makes possible. One more field note: blown cellulose tends to slide on slopes steeper than about 4/12 to 5/12, so on a steeper vault you plan the insulation type around the slope, not after.

    Scissor Trusses and Idaho Snow Load

    For scissor trusses in Eastern Idaho, snow load is the number that drives the whole design, and it’s site-specific. Teton County alone sets minimum roof snow loads of 85 psf below 6,600 feet and 100 psf above it, plus drift, and mountain sites run higher — Idaho ground snow loads range from around 20 psf in the south to well over 200 psf in the high country. A scissor truss that spans fine in a mild climate may not pencil here at all, which is why every one we build is engineered to the specific site and the local building department’s adopted load.     Two garages of the same square footage can be twenty grand apart, and it’s almost never random. Here’s what actually moves your number:

    • Size and ceiling height. More footprint costs more, but taller walls for an RV bay or a car lift add framing, door, and material cost on top of the square footage.
    • Foundation and slab. A 4-inch slab with mesh is fine for parking cars. A 5 to 6 inch slab with rebar is what you want under a real shop or anything you’ll roll heavy equipment across. Frost footings and poor soil add cost.
    • Doors and openers. Door count, size, insulation, and opener quality add up fast. A good insulated overhead door and a solid opener are worth it on every build.
    • Electrical and heat. Lights and outlets are baseline. A subpanel, 240V for a welder or EV charger, and a heater or mini-split are the upgrades that quietly add thousands.
    • Finish level. Bare studs and a slab is the cheap end. Insulation, drywall, paint, finished floor, and trim is where the per-square-foot number climbs.
    • Site work. Excavation, fill, grading, a new driveway approach, and utility runs to a detached building are often the hidden line items that surprise people.

    Attached vs. detached: which is cheaper

    People assume attached is cheaper because it shares a wall. In practice attached often costs more per square foot, because you’re tying into the existing structure, matching the roofline and siding, and frequently upgrading the home’s electrical service to feed it. Detached gives you more freedom on size, height, and placement, and it keeps shop noise and fumes away from the house. If you want a true workshop or an RV bay, I almost always steer you detached. If you want to walk from the kitchen to the car without stepping into the cold, attached wins. Either way, build bigger than you think you need. Nobody has ever called me a year later wishing they’d gone smaller.
