A SwagerBuilds custom home isn’t a stock plan with finish upgrades. It’s a design-build, engineer-stamped, fully custom build coordinated end-to-end by one builder — me — from the day you call to the day I hand you keys.
I run the entire scope: lot feasibility, design coordination, structural engineering, permitting, site work, construction, finish, and warranty. You have one phone number to call and one builder personally accountable for every line item.

Investment Range
$400 to $1,000 per square foot.
That’s construction cost, on interior living space. Above that range means you’re choosing high-end finishes and fixtures. Once the design and selections are set, your price is fixed.
Garage, covered outdoor space, and unfinished areas price separately. Land, design, and permits sit outside the build number.
Most SwagerBuilds custom homes land between $1M and $5M total. I’ll give you an honest number against your scope on the planning call — not a back-of-the-envelope guess.
Build On Your Lot
Already own land? We build on your lot.
Plenty of clients come to me already owning ground — a lot in Rigby, acreage outside Rexburg, or a view parcel in Teton Valley. Homes built on your lot start the same place every SwagerBuilds project does: Stage 1, the lot review. Sun, views, snow load, septic, utilities, and access — checked before you spend a dollar on design.
