Teton Village is the highest-end pocket of the Jackson Hole custom home market. It sits at the base of Jackson Hole Mountain Resort (JHMR), and the buyer mix skews to trophy ownership. A custom home in Teton Village is a different animal from a standard Jackson custom — tighter architectural review, HOA-layered restrictions, aggressive winter shutdown windows, and finish expectations that push the top end of what any Rocky Mountain market delivers. Building here well means understanding all of that before contract, not after.

The Teton Village custom home market

Teton Village sits inside Teton County, Wyoming, at the base of JHMR. The core Village is governed by the Teton Village Master Plan and Restrictive Covenants, enforced by the Teton Village Architectural Committee (TVAC). Adjacent premium subdivisions — Shooting Star, Granite Ridge, Snake River Sporting Club — have their own separate architectural committees on top of TVAC or in place of it, depending on the parcel.

New custom construction in Teton Village routinely prices at the top of — or case-by-case above — the standard entry point. This is a market where the delta between a well-built custom and a poorly-executed one shows up in every element from board-form concrete finish quality to window install detailing. Land alone is often $4M–$15M+ depending on ski-in/ski-out proximity, view, and lot size.

Ski-in/ski-out considerations

  • Ski access easement. True ski-in/ski-out parcels have recorded easements to JHMR-adjacent ski corridors. Every design decision (garage location, mudroom, ski room, boot dryer placement) starts from where the client will drop skis on return.
  • Winter site access. Delivery, snow removal, and crane access all constrain scheduling. Some Teton Village sites are functionally unbuildable November–April; others are workable with staging premium.
  • Snow load design. Ground snow load at Teton Village elevation typically requires 100–120 psf design load. Roof pitch, snow retention, and heat trace/snowmelt at critical entries are engineered from day one.
  • Ski/gear room build-out. Multi-person ski room with boot dryers, gear lockers, heated flooring, dedicated exterior access is standard on every Teton Village custom we build.

TVAC and HOA architectural review process

The Teton Village Architectural Committee (TVAC) reviews and approves all new construction, remodels, signage, landscaping, and exterior modifications within the original Village. TVAC is composed of five members — residential, commercial, multi-dwelling representatives, a JHMR-appointed member, and a Consulting Architect — all serving without compensation. Every Teton Village custom home submission goes through TVAC review before or in parallel with Teton County, WY building permit review. Shooting Star has its own separate architectural committee with its own submission requirements. Granite Ridge, similarly. If your parcel sits in one of these subdivisions, plan on a layered review: TVAC or subdivision committee, then Teton County WY building permit through the county’s SmartGov portal, then any additional HOA landscaping/exterior approval.

Realistic review timeline for a Teton Village new custom: 3–6 months from complete design set to permit-ready, depending on committee meeting cadence and revision cycles. We coordinate the full submission package with your designer and follow it through committee response as part of the signed design agreement.

Seasonal build considerations for Teton Village

Snow shuts down most Teton Village site work from mid-November to late April. A realistic Teton Village custom home schedule looks like this:

  • April–October: Site work, foundation, framing, dry-in
  • November–March: Interior rough-in, drywall, cabinets, finish work (once building is dried in and heated)
  • April–October (next season): Exterior finish, landscaping, hardscape, closeout

Foundation-to-CO for a full custom typically runs 22–28 months in Teton Village, longer than lower-elevation Jackson builds and meaningfully longer than Teton Valley (ID) builds. We plan schedules with two full construction seasons and dry-in before winter one as a non-negotiable milestone.

2026 construction cost for a Teton Village custom home

New custom home construction in Teton Village prices at the top of — or case-by-case above — the standard $400 per square foot and up — construction cost, interior living space. Trophy and ultra-custom Village builds are quoted individually through a signed design agreement, not from a per-SF headline. The premium over Jackson proper comes from:

  • Tighter architectural review driving custom detailing (no off-the-shelf shortcuts)
  • Higher-spec finish standard (ultra-custom is the baseline, not the upgrade)
  • Winter/snow logistics and staging premium
  • Higher snow load structural cost (100–120 psf design load)
  • Ski-in/ski-out design complexity (garage location, mechanical placement, ski access)
  • HOA-mandated landscape, snow storage, and site drainage requirements
  • Teton County WY Energy Mitigation Program fees on homes over 2,500 SF per the 2026 fee schedule

How far up it goes depends on the finishes and fixtures you choose, and that’s your call to make. Once design and selections are set, your price is fixed.

interior living space — IECC definition

Conditioned SF means enclosed heated living space per the International Energy Conservation Code. It excludes unheated garage, unfinished basement, and unheated attic. It includes heated garage or heated basement when they are part of the conditioned envelope.

Alpine luxury cabin

3,500–5,000 SF conditioned, timber-frame accent, stone base with cedar or ipe siding above, deep covered porches with exterior fire feature. Compact but ultra-finished. Frequently used as second home with lock-and-leave systems (leak detection, freeze protection, remote monitoring).

Trophy Village estate

7,000–12,000+ SF conditioned, guest wing or separate guest cabin, wine cellar, indoor sport space or lap pool option, elevator, home theater, whole-home automation with Crestron or equivalent, staff/caretaker quarters, secondary garage for ski-service vehicle. Priced case-by-case through a signed design agreement.

What Teton Village clients underestimate

  • TVAC revision cycles. Committees push back on materials, roof pitches, dormer proportions, and landscape plans routinely. Budget 2–4 revision cycles in your timeline.
  • Winter staging logistics. Delivery access for large windows, structural steel, and mechanical equipment has to be planned around snow storage and roads. Missing a delivery window can push milestones by weeks.
  • Two-season minimum schedule. There is no way to compress a Teton Village full custom into a single construction year. Anyone promising that timeline is setting up a cost blowout.
  • Utility coordination with the resort. Some Teton Village parcels tie into JHMR-adjacent utility systems that require coordination with the resort in addition to Teton County WY approvals.
