Custom Home Builder in Wilson, Wyoming

Rural custom homes on larger acreage. Snake River-adjacent, ag-zoned, and premium view parcels. Idaho-based, Wyoming licensed.

Wilson, Wyoming sits at the base of Teton Pass, ten minutes from the Town of Jackson and fifteen from JHMR. Compared to the Village and Jackson proper, Wilson is rural. Lots are bigger — two to five acres is common, larger ranch parcels not rare — and the built character mixes traditional Jackson ranch, alpine cabin, and mountain modern in roughly equal parts. If you want the Jackson Hole address without the Village density or the in-town lot sizes, Wilson is usually the answer.

I’m Bryce Swager — 20-year Rigby, Idaho custom home builder, active in Teton County, WY. We build custom homes across Wilson and the surrounding rural subdivisions, coordinating with the county’s permitting process and with any HOAs that apply to a given parcel.

The Wilson custom home market

Wilson is unincorporated Teton County, WY, District 11 in the county’s planning framework. Most Wilson parcels are outside the Town of Jackson jurisdiction, which means permitting runs through the Teton County WY Planning & Building Division (not the Town of Jackson). The county building page outlines the current submission process through the SmartGov online portal. Sub-permits for mechanical, plumbing, and electrical follow the primary building permit; septic and well approvals go through the county’s environmental health division on parcels not on district systems.

Wilson subdivisions with active architectural review committees include 3 Creek Ranch, Crescent H Ranch, Snake River Sporting Club, and Indian Springs. If your lot sits inside one of these, expect a layered review — subdivision architectural committee first, then county building permit. Independent Wilson parcels outside these subdivisions run through the county only, which is a materially faster process.

Typical Wilson lot considerations

  • Larger parcels. 2–5 acre lots are the norm, with 10–35+ acre ranch parcels available at the top end. Larger lots mean more design freedom — but also more site work, utility distance, and landscape scope.
  • Snake River proximity. Riverfront and river-adjacent parcels carry riparian buffer setbacks and — in some cases — floodplain restrictions. Build envelope may be materially smaller than the raw lot size suggests.
  • Wildlife setbacks. Elk migration corridors and moose habitat frequently constrain buildable area. Site analysis before land close is essential.
  • Well and septic. Most Wilson parcels are on well water and engineered septic. Budget $18K–$40K for well, $22K–$55K for septic system, plus soils testing and design.
  • Long utility runs. Power and communication runs from the road to house on rural parcels frequently add $15K–$60K.
  • WUI fire code compliance. Wildland-Urban Interface overlays apply broadly across Wilson. Ignition-resistant materials, defensible space, and code detailing add real cost.

Cost ranges for a Wilson custom home in 2026

Wilson custom home construction starts at $400 per square foot of interior living space — construction cost — and goes up from there. Jackson-side work sits toward the top of what we build, and trophy projects are quoted per project after a signed design agreement.

Wilson custom builds typically land 10–20% below equivalent-spec Teton Village builds but 15–25% above Teton Valley Idaho equivalents. Land pricing in Wilson runs a wide range: sub-2-acre parcels frequently trade $1.5M–$3M; premium 5+ acre lots $4M–$10M+; ranch parcels in premier subdivisions can exceed $20M.

Sample Wilson project types we build

Traditional Jackson ranch on 3–5 acres

4,000–5,500 sqft, single-level or main-floor primary, stone and timber exterior, standing seam or cedar shake roof, deep covered wrap-around porch. Chef’s kitchen, oversized great room with double-sided fireplace, mudroom and gear room, oversized 3-car garage with dedicated workshop.

Mountain modern on rural view lot

4,500–6,000 sqft, board-form concrete and steel accents, wide expanses of triple-pane view glazing, standing seam metal roof, blackened steel entry. Site-finished wide-plank hardwood, chef’s kitchen, wine room, home office with view orientation.

    Ranch estate (10+ acre parcels)

6,000–9,000 sqft main house, plus separate barn, guest cabin, or caretaker quarters. Full ag-adjacent siting — corrals, hay storage, horse facilities as needed. Multi-year construction schedule with phased occupancy.

    The Wilson custom home process

Our Wilson build process mirrors our broader Jackson Hole process — feasibility walk, design coordination, layered permit and HOA review, site work and foundation, framing/envelope/mechanical, interior finish, closeout — with three specific Wilson emphases: (1) early site analysis for setbacks and utility feasibility, (2) coordinated well/septic engineering with the county’s environmental health office, and (3) HOA architectural committee submission in parallel with county building permit when applicable. Foundation-to-CO on a Wilson full custom typically runs 18–24 months.

On concrete-heavy foundations and specialty flatwork we frequently partner with Skinner Customs for board-form and architectural concrete.
