Utah transplants are usually the most realistic about the build process. They’ve seen friends and family build in Cache Valley.
They tend to be conservative on square footage. Sometimes too conservative. Utah’s $300/sq ft cost basis gets transplanted incorrectly.
They overspec for family. LDS-culture transplants often build for ward callings and large-family hosting.
They sometimes underspec garage. Three-bay is right for most Eastern Idaho families.
They get cold-weather detailing right. Cache Valley winters are similar.
Where Utah transplants tend to land
- Rexburg — heavy LDS family pull, BYU-I alumni.
- Rigby — acreage + Jefferson County school option.
