Short answer — The cost to build a custom home in Jackson Hole starts at $1,000 per square foot of conditioned space and goes up from there. A 2,500 square foot home at the entry point is about $2.5M in construction and roughly $3.4M all-in once you count site work, permits, design, contingency and financing carry. The Idaho side of the pass starts at $400 per square foot — that gap is the single biggest decision you’ll make.

The cost to build a custom home in Jackson Hole is more than double what the same house costs forty minutes west, and most people assume that’s builders taking advantage of a wealthy zip code. It isn’t. Labor, freight, land constraints, design review and permitting all price differently on the Wyoming side, and they compound.

What does it cost to build a custom home in Jackson Hole in 2026?

Construction starts at $1,000 per square foot of conditioned space and goes up. That’s measured on heated, enclosed living area only — no garage padding, no covered-porch padding in the denominator.

What that looks like in practice: a 2,500 square foot conditioned home at the entry point runs about $2.5M in construction cost. Add 35–50% for site work, permits, design, contingency and financing carry and you’re at roughly $3.4M to be in the door. Where your build lands above the entry point comes down to your lot, your architecture and your finishes.

For comparison, the same build on the Idaho side starts at $400 per square foot. I don’t publish a tier chart for either market, because charts like that look precise and aren’t — two houses at the same size and finish level can differ by several hundred thousand dollars on what the lot alone demands. Why is Jackson more than double the Idaho side?

Six drivers push the cost to build a custom home in Jackson Hole above the Idaho side, and they stack rather than add.

  • Labor. Jackson-based trades price well above Idaho-side trades for identical scope. Housing costs in Teton County, Wyoming are the reason, and they pass straight through to you.
  • Freight. Every delivery crosses the pass or comes up from Idaho Falls. It’s a percentage on every material line, not a one-time fee.
  • Design review. Most Jackson-area neighbourhoods run their own review boards with written standards on massing, materials, colour and exterior lighting. Review adds weeks to months.
  • Permits and fees. Wyoming-side permitting runs materially higher than Teton County, Idaho for an equivalent house.
  • Site conditions. Steeper lots, rock, and wildlife and scenic-corridor constraints that dictate where the house can physically sit.
  • Schedule. Every added week on a financed build is interest carry. Time is a line item people forget to price.

That is why the entry point is $1,000 rather than $400. None of it is markup for the address — it’s cost that exists before anyone picks a countertop.

Can an Idaho builder legally work in Wyoming?

Yes. I’m licensed in both states and carry insurance in both. Idaho contractor registration RCE-57499; Idaho’s registration and code adoption run through Idaho DOPL, and Wyoming-side work permits through Teton County, Wyoming.

What that means practically: my millwork comes out of my own shop in Rigby in alder or walnut rather than being sourced at Jackson retail, and my core crews come from the Idaho side. It doesn’t erase the Jackson premium — freight, review, permits and site conditions are still real, which is why the Wyoming entry point is what it is. It does mean you’re not paying the premium twice.

What’s not included in a per-square-foot number?

A quoted cost to build a custom home in Jackson Hole leaves out the same things it leaves out on the Idaho side, plus a longer review clock:

  • Site work — clearing, excavation, driveway, well and septic where there’s no service. Steep Wyoming lots push the top of the range hard.
  • Permits and impact fees.
  • Stamped engineering — structural, geotech, energy compliance.
  • Landscape past rough grade — and scenic-corridor rules can dictate parts of it.
  • Furniture, art and FF&E — its own line, and routinely forgotten.
  • Design review time — not a fee, but weeks of carry on a financed build.

After every dollar figure the next question is always “is that all?” On a Jackson build the honest answer is that review time is the cost people fail to budget for, and it is the one you can’t buy your way out of.

Who handles the design, drawings and engineering?

I do. You don’t need to go assemble a team before you can talk to me about the cost to build a custom home in Jackson Hole. Plan development and architectural drawings are coordinated in-house with same-week revisions rather than waiting on an outside firm’s calendar. Structural, civil and mechanical engineers are people I’ve worked with for twenty years.

The design agreement is a paid deliverable with a fixed fee quoted per project. It runs 12–16 weeks and produces plans, stamped engineering, locked selections, real subcontractor bids, lot feasibility and a preliminary construction budget in the schematic phase. The fixed construction contract price comes at the end of that, not before it. I don’t put a project budget in writing before a signed design agreement, because a number produced without your lot, your plans and real bids behind it isn’t worth anything.

Interior selections — cabinetry, millwork, lighting, tile — run on the same schedule. Design review submittals and permitting are mine to run. You don’t sit in front of the board.

How long does a Jackson Hole build take?

Schedule is part of the cost to build a custom home in Jackson Hole. Plan on 12–16 weeks of design agreement, then 12–18 months from signed construction contract to move-in, and add 4–16 weeks on top for design review depending on the neighbourhood.

The practical exterior season runs April through October. Foundation and dry-in have to land before the first hard freeze or you lose a season, and losing a season on a financed build is the most expensive mistake available to you. Sequencing around that is most of what a good schedule does.

What should I spec at 6,200 feet?

Envelope first, and it’s not close — this is where the cost to build a custom home in Jackson Hole earns its money back over thirty winters. Air sealing beats R-value in this climate: a fluid-applied weather-resistive barrier or taped-seam sheathing over cheap house wrap is money well spent. Deep wall and roof insulation, and a window package rated for the temperature swing rather than the brochure photo.

Then the roof. Snow-shedding design engineered for local ground snow load with drift accounted for, ice-and-water shield well up from the eaves, and standing-seam metal on most of what gets built here for a reason. Heat pump with a gas backup for the coldest stretch, and mechanical ventilation because a tight house needs it. None of that is where I’d look for savings — it’s the one category you can’t retrofit without tearing something apart.
