A custom home is 300 to 500 decisions. Most builders hand you those decisions one at a time, whenever they come up: a call at 4 p.m. about a plumbing rough-in, a text on Sunday about tile, a sub waiting on site for an answer you didn’t know you owed. Before we break ground, every decision on your build is grouped by phase and put on a calendar. You know in month one which weeks in month seven you will need to think about lighting. Nothing is sprung on you.

  1. 7–8 scheduled decision meetings, start to finish. Plans and site, exterior, structure and systems, kitchen and bath, interior finishes, fixtures and lighting, landscape and exterior details, final walkthrough. Each one is on your calendar months in advance.
  2. A daily log and a weekly video walkthrough. Your on-site project manager posts a daily log with photos. Every week you get a recorded video walkthrough plus budget-to-date, schedule status, and the next decision on the calendar. Read it in three minutes, or don’t — it is there when you want it.
  3. One accountable owner. Bryce Swager. Your on-site project manager runs the day; Bryce owns the answers, the budget, and the schedule.
  4. A client portal, not a text thread. Every drawing, selection, invoice, and change order in one place you can open from Dallas, Houston, or the Bay Area.

What it costs

How it starts

  1. One 15-minute planning call. Your lot (or lot search), your budget range, your timeline, and how involved you want to be. If it fits, we schedule a discovery session around your calendar.
  2. A design agreement. Plans, engineering, selections, and sub bids by cost code, run on the Decision Calendar.
  3. Design lock and a fixed price. One number. Then we build, and you keep working.

Frequently asked questions

How many decisions will I actually have to make?

Seven to eight scheduled decision meetings from design kickoff to move-in. Every selection is grouped by phase and put on the calendar up front, so you can block the time months ahead instead of fielding questions all week.

Can I build a custom home in Teton Valley or Jackson Hole if I live out of state?

Yes. Most of our clients build from Texas, California, and the Wasatch Front. Site walks are recorded, selections happen on video, and everything lives in the client portal. You fly in when you want to, not when you have to.

How will I know what is happening on my build?

Your on-site project manager posts a daily log with photos. Every week you get a recorded video walkthrough with budget-to-date, schedule status, and the next decision on the calendar. You will never have to chase us for a status.

What if something comes up between decision meetings?

We handle it. If a decision truly cannot wait, you get one clear message with the options, the cost of each, and a recommendation. You reply once. That is the whole interruption.

How are change orders handled?

Priced, documented, and approved in writing inside the portal before any work happens. No verbal approvals, no surprises on the next invoice.

Is the price fixed?

Yes, after design lock. The design phase covers plans, engineering, selections, and subcontractor bidding by cost code. When it closes you get one fixed number, and that is the number you build on.

Your selections are 40% of your schedule. Countertops, cabinets, appliances and fixtures can run up to 16 weeks out. Doors and windows can take six months to get on site. The homeowners who finish on time don't get lucky with the weather — they finished their selections before we broke ground.
