Moving to Idaho from Washington: The Real Cost-of-Living Comparison

Aerial view of the Snake River and the Falls in downtown Idaho Falls, Idaho. Captured June 2026.

TL;DR. Moving to Idaho from Washington means trading 0% state income tax for a flat 5.3%, but recouping it via property tax savings (~0.87% → 0.49%), sales tax savings (10%+ combined → 6%), and a housing cost basis that’s 50–70% lower than the Seattle metro. Washington is the #2 origin state for Idaho-bound transplants at ~14,600 a year and ~25% of inbound migration.

Why Washingtonians are moving to Idaho

  • Housing cost. Seattle metro median ~$830K vs Idaho Falls ~$340K.
  • Property tax. Washington ~0.87% effective vs Idaho ~0.49%. On a $600K home, ~$2,300/year saved. See our property tax deep dive.
  • Sales tax. Seattle combined hits 10%+; Idaho is 6.0% no local.
  • Politics and density. Real driver for many.
  • INL employment. Engineers from Pacific Northwest tech moving to Idaho Falls for Idaho National Laboratory roles.
  • Family. Family pulls family.

The trade-off: 0% state income tax for a flat 5.3%. For a $200K household, ~$10K/year of new income tax. But property + sales + housing usually swing the totals favorably anyway. Migration source: Census 2024 State-to-State Migration Flows.

The income tax catch — moving to Idaho from Washington

  • $100K household: ~$5,300/year more state income tax in Idaho.
  • $200K household: ~$10,600/year more.
  • $400K household: ~$21,200/year more.

Now subtract: property tax savings (~$2,300/year on a $600K home), sales tax savings (~$2,000/year at $50K spending), and the one-time housing cost basis difference (~$400K cheaper Seattle to Idaho Falls). For most households below $300K income, moving to Idaho from Washington still wins on totals.

Seattle is mild and damp; Idaho Falls is dry and cold. Spokane transplants land easier than westside Washingtonians. Full picture: Eastern Idaho climate year-round.

What I see as a Rigby builder when Washington transplants land

They underestimate winter. Westside Washingtonians come from a climate where “cold snap” means 30°F for two days. Eastern Idaho means stretches of 0°F to -10°F. Snow load, ice-and-water shield, slab insulation — non-negotiables.

They underbuild the garage. Eastern Idaho garages hold cars, snowblowers, ATVs, ski racks, salt buckets. Three-bay.

They overspec windows for views, underspec thermal performance. Triple-pane is non-negotiable at this elevation.

They underbudget HVAC. Forced-air-only struggles in winter. We often run hybrid forced-air + radiant.

They assume tradesmen are interchangeable. They’re not. Trust your local builder on sequencing.
