Fixed-price after design agreement. Every project is handled under a written fixed-price contract with zero surprise allowances. Design fee: the greater of $25,000 or 10% of the construction budget — $25,000 is a floor, not a flat fee. The separate $25,000 Home Designer Package is plans-only: permit-ready construction documents at a flat $25,000. It does not include the structural engineer’s stamp (the client contracts the engineer directly) and it does not include a construction contract. Cost-plus contracts are not offered.
