Most SwagerBuilds custom homes run $1M to $5M total, $400 to $700+ per square foot. The exact range depends on finish level, lot conditions, and architectural complexity. We give honest range estimates against your specific scope on a free 30-minute planning call.

How long does it take to build a custom home in Teton Valley?

14 to 22 months from contract signing to move-in for a true luxury custom home. Design and pre-construction takes 4-6 months, permitting takes 2-4 months, and construction runs roughly 9-12 months.

Does SwagerBuilds offer fixed-price contracts?

Yes. Once design is locked and selections are made, we sign a fixed-price contract. Allowance overages from owner-driven upgrades are documented in writing before any work proceeds.

What is JobTread and why does SwagerBuilds use it?

What happens during a planning call?

A 30-minute conversation about your lot, timeline, finish level, and budget. No design fee, no commitment, no sales pressure. By the end you will know whether SwagerBuilds is the right fit and what the next step looks like.

Does SwagerBuilds handle permitting?

Yes. We handle the entire permit submittal package, plan corrections, fees, and inspections. Out-of-state owners do not need to call the building department once.

What is included in a custom home build?

Lot feasibility and siting, architectural coordination, stamped structural engineering, permitting, full GC scope from site work through finish, custom millwork milled in our Rigby shop, daily photo logs, and a one-year SwagerBuilds workmanship warranty on top of standard Idaho coverage.

What kind of remodels does SwagerBuilds do?

Whole-home down-to-the-studs renovations, master suites, master baths, and gut kitchens. Typical scope is $250K and up. Master baths run $150K-$300K+. Whole-home renovations run $500K to multi-million depending on scope.

Does SwagerBuilds build shops and barndominiums?

Yes. Engineered shops, hobby barns, garages, and full barndominiums (shop-plus-living-quarters builds) with stamped structural drawings and custom-home finish standards.

Owners shopping on price (under $1M custom-home budget), owners who do not want to use technology like JobTread or daily photo logs, and owners who plan to be on-site every day. We are happy to refer those owners to builders who fit them better.

Does SwagerBuilds have past projects we can see?

Do you build in Jackson Hole, Wyoming?

Yes. We cross Teton Pass for the right Jackson Hole project. Per-square-foot pricing in Jackson runs noticeably higher than in Teton Valley, and Teton County WY has stricter scenic and overlay reviews than Teton County ID. We handle the entire permitting process.

What is the difference between building in Driggs vs Victor?

Driggs is the anchor of our build pipeline and tends to attract owners building destination homes. Victor sits 8 miles south, attracts more remote workers and second-home owners, and most lots require additional infrastructure work (water, septic, power) that we scope transparently before signing.

Do you offer design services?

We coordinate architectural design through partner architects, manage structural engineering through stamped engineers, and handle interior selections coordination as part of every custom home build. We are builders, not architects, but we run the full design-to-build process end to end.

What is the SwagerBuilds workmanship warranty?

A one-year workmanship warranty covering anything that fails due to construction defects, on top of the standard Idaho new-construction coverage. We come back at 30 days, 6 months, and 1 year for follow-up walkthroughs.

Can I see live cameras on my project?

Yes. Every SwagerBuilds project includes 24/7 on-site cameras viewable from your phone. Particularly useful for out-of-state owners.

How do change orders work at SwagerBuilds?

No work moves until a change order is written, priced, and signed. We do not pour, frame, or trim against verbal change orders. Every PO references a signed change order or it does not get released.

What does SwagerBuilds do that other builders skip?

Yes. The systems we run (JobTread, 24/7 cameras, daily photo logs, written change orders) were specifically built for out-of-state owners. Most of our Driggs and Jackson Hole clients live somewhere else.
