What a Custom Home Costs in Idaho

Custom home construction with SwagerBuilds starts at $400 per square foot of interior living space and goes up from there. That is construction cost on conditioned square footage — no garage padding, no covered-porch padding, and no cost-plus estimate that moves on you later.

What that looks like: a 2,500 SF conditioned home at the entry point runs about $1M in construction cost, and roughly $1.35M all-in once land improvements, permits, design, contingency and financing carry are counted. All-in project cost typically adds 35–50% on top of construction cost.

Why there isn’t a calculator on this page any more

There used to be one. It asked you to pick a finish tier and multiplied it by your square footage, and it gave you a number to the dollar. That number was never real. Two houses at identical square footage and identical finish level can differ by hundreds of thousands depending on the lot — well depth, septic soils, driveway length, power run, snow load, design review. A calculator that ignores the lot is guessing, and a guess dressed up as a quote is how budgets blow up in month four.

So the honest version is the one above: a real floor, a real worked example, and a real answer about what moves the number.

What actually moves your number

  • The lot, more than the floor plan. Well, septic and perc, driveway length and grade, distance to the nearest power connection, winter access. On a rural Teton Valley parcel this alone runs $80K–$250K.
  • Architecture. Open spans, vaulted ceilings, walkouts and heavy timber carry engineering and framing cost that a simple rectangle does not.
  • Elevation and snow load. Roof systems engineered for 60–100+ PSF are a different structure than the same house on the Snake River Plain.
  • Finish selections. Production-grade cabinetry and tile versus custom millwork is the single biggest lever you personally control.
  • Design review. Many Teton Valley subdivisions run their own boards on top of city or county permitting, with standards on materials, roof pitch and colour.

How you get a real number

A fixed construction contract price comes only after a signed design agreement locks scope, finishes and site conditions. The design agreement delivers a preliminary construction budget in the schematic phase, so you see real money well before you sign a construction contract — and it is priced as a fixed design fee, quoted per project.

I don’t hand out project budgets outside that agreement. Not because I’m being cagey — because a number produced without the lot, the plans and real subcontractor bids behind it isn’t worth the paper, and you’d be right to hold me to it later.
