Wood River is roughly 30% higher per square foot than Idaho Falls. Freight, labor availability, and design-review compliance drive most of that. Anyone quoting you materially under $350/sqft in Ketchum is quoting you a starting point, not a real number.
Blaine County + Ketchum design review — what to actually expect
The City of Ketchum runs one of the strictest design review processes in Idaho. Every new home, most exterior changes, and most additions require design review approval before permit.

- Ketchum adopted a new consolidated Land Development Code effective January 1, 2026.
- Applications submit through CommunityConnect. Contact Planning & Building at 208.726.7801.
- Standard timeline: 8–14 weeks from complete application to approval. Complex hillside or view-corridor sites add 4–8 weeks.
- Blaine County unincorporated areas add Mountain Overlay + Scenic Corridor overlays that trigger county-level design review.
- Hailey and Bellevue are materially lighter outside their historic overlays — faster paths if timeline matters more than the Ketchum ZIP code.

Snow load in Blaine County — this is a real engineering number
Every custom home we build here is engineered to the actual local snow load, not a rounded-down number:
- City of Ketchum: 100 psf roof live load (since 1974)
- North of Ketchum to North Fork (unincorporated Blaine County): 125 psf
- West of Ketchum to end of Board’s Lower Ranch plat: 110 psf
- Other unincorporated areas: site-specific, 65–150 psf range
