Most of my pipeline runs Eastern Idaho and Teton Valley — but for the right Jackson Hole project, I cross Teton Pass. The premium I charge fits the premium that Jackson buyers already expect, and the systems I run hold up under the scrutiny of clients who’ve hired three custom builders before me.
Jackson is its own permitting world — Teton County (WY), the National Park boundary, the Bridger-Teton, and overlay districts that compound. I scope that complexity transparently into the timeline before you sign.
What’s different about building here.
- WY Permitting. Teton County, Wyoming has stricter scenic and overlay reviews than Teton County, Idaho. I handle the submittal package and the back-and-forth.
- Premium Trades. Jackson trades book out further than Idaho trades. Procurement and scheduling have to lock earlier.
- Cost Premium. Per-square-foot in Jackson runs noticeably higher than in Teton Valley — I’ll tell you why on the planning call.
- Material Logistics. Most material crosses Teton Pass to get to a Jackson site. JobTread tracks the trips and the surcharge.
