The Real Problem with ADU Builds in Teton Valley
Adding an ADU in Teton Valley is not one problem. It’s five, and they change depending on which town your lot is in.
Short-term rental rules are different in Driggs, Victor, and Alta. Some jurisdictions allow long-term rental ADUs freely but restrict or prohibit nightly rentals [VERIFY WITH BRYCE]. Get this wrong and your income model breaks before the concrete cures.
Septic and well capacity. If your property is on a septic system built for a 3-bedroom house and you’re adding a 1-bed ADU, the county may require you to upsize or add a second system [VERIFY WITH BRYCE]. That’s real money and real permit time.
Aging parents nearby. A lot of my Teton Valley ADU clients are building for a parent moving in. The accessibility requirements (single-level, wider doors, no-step showers, roll-in accessible bath) matter from day one, not year five.
Guest space for Jackson-adjacent visitors. Same footprint, different priority list. Ski storage and a mudroom matter more than a big kitchen.

Permits and Codes for ADUs Across Teton Valley
Each town handles ADUs a little differently. Here’s the honest state of things.
Driggs (Teton County ID inside city, county outside): ADUs generally allowed as an accessory use on residential parcels [VERIFY WITH BRYCE, Driggs-specific ADU code]. Impact fees may apply. Check current short-term rental posture before you underwrite the build on nightly-rental income.
Victor (Teton County ID inside city, county outside): Similar structure. Victor has been generally ADU-friendly for long-term rental use [VERIFY WITH BRYCE]. Short-term rental rules are a separate conversation and are changing. Assume long-term rental is the safer underwriting assumption.
Alta (Teton County, Wyoming): Alta is physically adjacent to Driggs and Victor but sits in Teton County, Wyoming, not Idaho [VERIFY WITH BRYCE]. Which Teton Valley towns allow short-term rentals for ADUs?
This is changing. As of the last time I checked, Driggs, Victor, and unincorporated Teton County ID each have their own ordinances on nightly rentals, and some restrict short-term rental use in ADUs [VERIFY WITH BRYCE, current ordinance in each jurisdiction]. Long-term rental (30+ days) is generally more permissive. If your investment thesis depends on nightly rental income, verify the current ordinance for your specific parcel before you sign a contract. I’ll flag any zoning red flags during the site walk.
Do I need a separate septic system for a detached ADU?
Depends on your existing system’s capacity. Septic in Teton Valley is sized by bedroom count. A 3-bedroom-rated tank and drain field cannot legally serve a 3-bedroom house plus a 1-bedroom ADU without a permit review and, often, an upgrade or a second system [VERIFY WITH BRYCE]. Can I build a garage conversion ADU in Victor?

How much rental income can a Driggs ADU generate?
Depends on rental type (long-term vs short-term), size, finish, and season. I won’t quote a rental number on a landing page.
