The vision

The Arbogast family wanted a Teton Valley custom home built for generations — not the next ten years. The vision was a working luxury home that handled real Idaho weather, hosted real family gatherings, and showed Bryce Swager’s millwork shop in the details rather than imported finishes. Floor-to-ceiling stone fireplace as the heart of the great room. Custom alder cabinetry milled in the SwagerBuilds shop in Rigby. Walnut railing detail on the staircase. Teton Range views from the great room positioned so the windows catch the sunrise on the Tetons through the entire winter.

Site and design

Mt. Moran Rd sits in a premium Driggs corridor with view exposure to the Teton Range. Site work scope included engineered foundation for high snow load (70+ PSF roof load), driveway approach with engineered drainage, and stamped structural engineering for the open great-room volume.

Architectural coordination ran through pre-construction with stamped structural drawings, mechanical/electrical/plumbing layouts, and a full materials and finishes book locked before site work began. The build was sequenced to hit dry-in before first freeze — non-negotiable in Teton Valley — which set the foundation pour date and locked the framing schedule.

  • Custom alder cabinetry — every piece milled in the SwagerBuilds shop

  • Walnut railing detail on the great-room staircase
  • Window package positioned for sunrise-through-winter Teton views

What I learned on this build

The Arbogast Home is the project that crystallized the SwagerBuilds operating system for me. It is the build I point to when JobTread asks me about their case study, when an owner asks me what a real fixed-price build looks like, and when I explain why custom millwork milled in our shop costs what it costs.

Three things I am proud of on this house:

  1. Zero verbal change orders. Every modification, every selection upgrade, every scope addition went through written change orders signed before work moved.
  2. Dry-in before freeze, on the original schedule. Build season compression in Teton Valley is the schedule killer. We hit it.
  3. The millwork. Custom alder doors, the walnut railing, the kitchen cabinetry, the trim profile transitions where two materials meet. That is where the premium pays for itself.
