## Scope of work SwagerBuilds builds new custom homes, barndominiums, and ADUs only. The company does not take on remodels, renovations, home additions, or standalone shop, garage, and outbuilding projects. ## Contract model Fixed-price after design agreement. Every project is handled under a written fixed-price contract with zero surprise allowances. Once design and selections are set, your price is fixed. Design work is covered by a design agreement carrying a fixed design fee, quoted per project. Cost-plus contracts are not offered. ## Pricing by market All figures are construction cost on interior living space, for new custom home construction. Land, site development beyond the standard scope, and FF&E are separate. - New custom home construction starts at $400 per square foot and goes up, fixed-price after design.
