Ammon is the east-side bedroom market for Idaho Falls and one of the fastest-growing cities in Bonneville County. New subdivisions keep opening east of Ammon Road and out toward Lincoln, and the mix of pad lots and larger view lots means the design work is rarely one-size-fits-all. The $25,000 Home Designer Package delivers a permit-ready plan set drawn to the City of Ammon submittal requirements.

Designing custom homes for Ammon lots
Ammon sits at roughly 4,780 feet in Bonneville County. Most residential design work here is in newer subdivisions: covenanted lots with HOA architectural review, prescribed roof pitches, garage orientation rules, and exterior material palettes. On the east and south edges of the city, larger parcels with view exposure toward the Tetons drive a different design conversation — window orientation, view preservation, and how the house sits on the pad.
City of Ammon permit process
The City of Ammon Building Department at 2135 South Ammon Road, (208) 612-4021, reviews residential submittals to the 2018 International Residential Code with Idaho amendments, as codified in the Idaho Rules of Building Safety. For lots just outside city limits, Bonneville County Public Works handles the review instead — same code base, slightly different submittal format.
A complete residential submittal in Ammon means floor plans, elevations, sections, foundation and framing, wall sections, Manual J load calculations, and REScheck. All of it is in the $25,000 package.
Why hire a home designer for an Ammon custom home
Under Idaho Code §54-306, single-family residential design in Idaho is exempt from the state architect licensing requirement. A qualified home designer produces the full permit set; a licensed structural engineer stamps the framing and foundation drawings when the jurisdiction asks for it. For an Ammon custom home this is the right team — one designer, one engineer, no scope creep.

Common Ammon build scenarios I design
- Subdivision new-builds with HOA architectural review. Covenanted lots, roof-pitch minimums, garage orientation rules. I read the CC&Rs during schematic and design to them.
- Larger view lots on the east and south edges. Teton-view orientation drives glazing, roof lines, and covered outdoor space.
- Executive infill homes on established streets. Modest lot, existing utilities, tighter setbacks. The design work is about right-sizing rooms without oversizing the garage past what the lot can absorb.
- Homes with legal basement apartments or in-law suites. Idaho’s residential exemption allows ADU designs within the primary permit set — I draw them coordinated with the primary living plan.
Foundation and concrete work
Ammon soils are typical Snake River Plain conditions — generally well-draining but with pockets that require attention. Frost depth pushes footings to 30 inches below finish grade. For any project involving structural concrete, we coordinate with local concrete partners so the drawings match how the pour actually happens. See our custom home builder in Ammon page for build-side details.
Remote design for out-of-state landowners
Buying land in Ammon from out of state, or planning your move from a job you have not left yet? The $25,000 Home Designer Package is fully remote — every meeting is a video call, and every revision moves through shared cloud drawings. You never have to fly in.
You send the survey (or a plot map from Bonneville County GIS), phone photos of the lot from each corner, and any subdivision covenants. I produce the schematic site plan, share it on Zoom, and iterate until you approve. At CD delivery you submit to the City of Ammon yourself, or hand the sealed PDF to any qualified Ammon-area contractor. Fast turnaround, no travel premium, no scheduling drag.
This is the right path for families relocating to Ammon for work, remote workers picking up a lot in a growing eastern Bonneville subdivision, and any buyer who wants the design phase compressed into a 12-to-16-week block without travel.

What you receive at delivery
At the end of the 12 to 16 week timeline, you receive a permit-ready plan set in both PDF and editable CAD format. The full deliverable package includes:
- Sealed PDF plan set formatted for submittal to your Ammon jurisdiction
- Editable CAD file (DWG) transferred with full ownership
- Manual J load calculations report
- REScheck energy compliance report
- Interior selections binder — cabinets, plumbing, appliances, lighting, and finish schedule
- Contractor bid package if you plan to shop the plans to multiple builders
- Coordination notes for the structural engineer’s stamp sheets
Ownership of the plans transfers to you on final payment. You are free to build them, shop them to any contractor, or hold them for a future build. There is no restrictive license, no royalty, and no requirement that you build with SwagerBuilds. If you do build with us, the design-to-build credit — 50% of the design fee — applies automatically to your construction contract.
The design process, week by week
Weeks 1 to 4 — schematic design. We start with a video intake call over Zoom or Google Meet — no travel on your side or ours. You bring your program: room list, must-haves, hard budget, timeline. I bring questions about your Ammon lot, sun and view orientation, snow drift patterns, and the way you actually cook, work, and sleep. You get two or three schematic options within three weeks. We land on one.
Weeks 4 to 9 — design development. The chosen scheme becomes a dimensioned plan set. Exterior elevations, building sections, roof plan, structural intent, and preliminary window schedule. You approve exterior massing and interior circulation. Most of your revision rounds get used here — the right place for them.
Weeks 9 to 14 — construction documents. Full permit set. Foundation, framing, wall sections, details, schedules. Coordination with the structural engineer. HVAC design and Manual J are produced during this phase, along with REScheck. Interior selections are finalized and drawn into the construction documents.
Weeks 14 to 16 — delivery and permit submission. Final plan set delivered as sealed PDF and editable CAD. You submit to the Ammon jurisdiction. I answer plan-check comments if they come back — included in the fee.
How this compares to a full design-build
SwagerBuilds runs full design-build contracts for clients who want one shop from lot walk to keys handed over. That is the right choice for many Ammon clients. It is not the right choice for everyone. The $25,000 Home Designer Package is the entry point for clients who want the plans and the freedom to shop bids to any qualified contractor. You get a designer with 4th-generation building experience and a permit set that clears plan review — and then you own the plans. If you already know a builder, if you want to owner-build a portion of the work, or if you just want comparison bids before committing to a construction contract, the plans-only path is the honest answer. The design-to-build credit keeps the option open to build with us at any time.
Frequently asked questions
Do I need a licensed architect for a single-family home in Bonneville County, Idaho?
For Idaho lots, Idaho Code §54-306 exempts single-family and small multi-family residential design from the state architect licensing requirement — a qualified home designer prepares the plans; a licensed structural engineer stamps framing and foundation where the jurisdiction requires it. For Wyoming lots, most single-family residential design can be handled by a designer-plus-engineer team; unusually complex projects may require an architect. If your project falls into the architect-required category, I will tell you honestly during intake and refer you.
How many revisions do I actually get?
Four rounds. A revision round is defined as a batch of change requests submitted at one time and returned as updated drawings. Ten small changes across three weeks is three rounds, not one — so we work in batches on purpose. Most projects use two rounds in design development, one in construction documents, and hold one in reserve for permit-review comments.
Who owns the plans?
You do. Full transfer of ownership on final payment, including the editable CAD file. You can build them, shop them, or hold them.
How long from signed contract to permit-ready plans?
12 to 16 weeks. Cleaner programs and faster client decisions finish sooner. Projects with heavy revision cycles or engineer coordination land at the longer end.
What does the structural engineer actually cost?
You hire the engineer directly and pay their invoiced amount — I take no markup. Typical engineer fees for a single-family home in Bonneville County, Idaho run $2,500 to $6,500 depending on complexity, snow load, and whether the design involves steel or unusual spans. Higher snow load markets and lateral-heavy projects fall at the top of that range.
Do I need a stamped survey?
For most jurisdictions, yes. My schematic site plan is drawn from your existing survey or from county GIS data — enough for early-stage design decisions. When you submit for permit, most jurisdictions require a stamped boundary survey; sloped lots also typically require a topographic survey. Survey fees typically run $1,500 to $5,000 depending on parcel size and terrain.
Can you help me pick a general contractor if I do not build with SwagerBuilds?
Yes. Part of the delivery meeting is walking through how to solicit competitive bids, what to look for in a contractor proposal, and how to read a construction contract. That coaching is included whether you build with us or not.
What if I want to change the scope midway through?
Real scope changes (adding a wing, changing the footprint by more than a few feet, adding a story) are treated as an addendum with a separate fee. Everything inside the original program that falls into the four revision rounds is covered. We talk about which side of that line something is on before you commit to it.
